Parking Guidance
Want to reduce internal congestion and help drivers find spaces faster? Let our team assess your facility layout and recommend the right detection technology.
Find the Right Solution for Your Facility
A parking guidance system reduces search time, cuts internal congestion, and improves the experience for every driver who uses your facility. Behind that simple outcome are three different detection technologies — and choosing the wrong one for your site creates problems rather than solving them.
Omnitec designs and integrates parking guidance systems for indoor and outdoor facilities across commercial, residential, healthcare, and hospitality developments in Dubai and the UAE. We work across three technologies: camera-based, ultrasonic, and wireless magnetic sensor. Which one is right for your facility depends on where it is built, how much installation work it can absorb, and what you need the system to do beyond basic occupancy detection.
Is your parking indoor or outdoor?
Indoor multi-level structures — basement car parks, covered decks, structured multi-storey facilities — perform well with ceiling-mounted ultrasonic sensors or camera-based systems because conditions are controlled and consistent. Outdoor open-air lots, rooftop parking, and street-side bays are better served by wireless floor-mounted magnetic sensors, which are built for weather exposure, dust, and temperature variation without requiring ceiling infrastructure.
How much installation work can your facility absorb?
Camera-based and ultrasonic systems require ceiling mounting and structured cabling. If your facility is under construction or planned for renovation, these are straightforward to incorporate from the outset. For retrofit projects — adding guidance to an existing operational facility with minimal disruption — wireless magnetic sensors require no ceiling mounting, no cabling across the lot, and no significant civil work.
Do you need vehicle identification, or just bay occupancy?
If knowing whether a bay is occupied or vacant is sufficient, ultrasonic and magnetic sensors do that accurately and cost-effectively. If your facility needs to identify individual vehicles, enable number-plate-based vehicle retrieval for drivers, or integrate directly with ANPR access control, camera-based detection provides that capability at the bay level.
A well-implemented Parking Guidance System enhances both operational performance and customer satisfaction. Instead of vehicles circulating aimlessly—causing congestion and fuel waste—drivers move directly toward available zones.
Camera Based Parking Guidance System
Dual high-resolution cameras per unit monitor 4–6 adjacent bays simultaneously. Integrated LED indicators show real-time bay status. An interactive kiosk allows drivers to locate their vehicle by entering their number plate. Best suited to high-turnover commercial car parks, retail destinations, and airports where vehicle identification and precise navigation add operational value beyond basic occupancy guidance.
Ultrasonic Parking Guidance System
Ceiling-mounted sensors provide accurate bay-level detection in enclosed indoor parking structures. Colour-coded LED indicators — green for available, red for occupied, custom colours for reserved or accessible bays — give drivers immediate visual confirmation at each space. Works well in structured multi-level commercial, residential, and healthcare facilities with consistent ceiling heights and defined parking layouts.
Wireless Floor-Mounted Magnetic Sensor System
Magnetic sensors flush-mounted into bay surfaces detect vehicle presence through magnetic field disturbance. Communication is wireless via LoRa/IoT — no cabling across the lot, no ceiling infrastructure required. Battery-powered units operate for years between service intervals. Suited to open-air lots, rooftop parking, and retrofit installations where physical modification must be kept to a minimum.
Regardless of which detection technology is selected, every parking guidance deployment from Omnitec includes:
We offer multiple detection and monitoring technologies to match project requirements:
All three technologies provide reliable occupancy detection when correctly specified for their environment. Camera-based systems offer additional vehicle identification capability. Accuracy for any technology depends on correct installation, calibration, and maintenance — all of which are included in Omnitec’s deployment process.
Yes. Wireless floor-mounted magnetic sensors are specifically designed for retrofit installations — minimal cabling, no ceiling work, and battery-powered operation. Camera-based and ultrasonic systems can also be retrofitted but require structured cabling and ceiling mounting points.
All systems are integration-ready and connect to RFID and ANPR access control, barrier gates, and parking revenue platforms through standard interfaces. This allows occupancy data and access control data to be managed from a single control dashboard.
By directing drivers to available spaces via entry-level displays and zone signage, the system eliminates the search-and-circulate behaviour that causes most internal congestion. Drivers enter knowing which zone and level has availability, reducing unnecessary vehicle circulation significantly.
The centralised platform provides real-time occupancy data, zone-level utilisation reports, peak-hour traffic analysis, historical comparisons, and fault alerts. This data supports facility management decisions, pricing strategy, and long-term capacity planning.
Yes. All systems are designed with modular expansion in mind. Additional sensors, signboards, zones, or parking levels can be added to the existing infrastructure without replacing core components or re-running the entire system.
